Abstract: Methods, systems, and apparatus for periodic water leak detection are disclosed. A method includes obtaining, using a water meter, water meter data representing the occurrence of water usage events at a property; determining, based on the water meter data, a periodicity of water usage events; determining that the periodicity of water usage events satisfies water leak criteria; and based on determining that the periodicity of water usage events satisfies water leak criteria, determining that a water leak exists at the property. Determining the periodicity of water usage events can include determining an average time between a start of sequential water usage events; and determining that the periodicity of water usage events satisfies water leak criteria can include determining that the average time between the start of sequential water usage events is less than a threshold time between the start of sequential water usage events.

Abstract: Systems and techniques are described for alerting individuals of HVAC system issues in their home. In some implementations, a monitoring system monitors a property that includes sensors located throughout the property and generates sensor data. A monitor control unit receives thermostat data from a thermostat that indicates activity of the HVAC system and temperature history of the property. The monitor control unit applies the thermostat and the sensor data to an HVAC model that is trained using past sensor data, past thermostat data, past errors of the HVAC system. The monitor control unit determines an error of the HVAC system from the HVAC model output. The monitor control unit determines an action for likely correcting the error of the HVAC system. The monitor control unit provides, for output, data identifying the error of the HVAC system and the action for likely correcting the error of the HVAC system.

Abstract: Systems and techniques are described for cataloging objects in a property using a drone. In some implementations, a system monitors a property that includes a drone configured to survey the property. A control unit accesses data identifying items and provides instructions to the drone to locate the items. The control unit receives data identifying a location of a portion of the items, image data associated with each identified items, and data indicating remaining items not located. In response, the data identifying the remaining items and data indicating that the drone did not locate the remaining portion of the items are transmitted to a client device. The control unit receives data indicating a location within the property of a first group of the remaining portion of the items and data indicating that a second group of the remaining portion of the items are not located within the property.

Abstract: Methods, systems, and apparatus for nanosatellite-based property monitoring are disclosed. A method includes receiving satellite data related to conditions of a property monitored by a monitoring system; determining, based on the satellite data, that the property is at risk from a threat; requesting, from a sensor of the monitoring system, sensor data related to the threat; receiving, from the sensor, the sensor data related to the threat; and based on analyzing the sensor data related to the threat, performing one or more monitoring system actions. The threat may include one of a weather hazard, a security hazard, or a property damage hazard. The monitoring system actions can include sending an instruction to adjust a sensor or component of the monitoring system and can include sending, to a user device, a notification that the property is at risk from the threat.

Abstract: Methods, systems, and apparatus, including computer programs encoded on a storage device, for performing dynamic water leak detection are disclosed. A method includes receiving, from one or more sensors that are located throughout a property, sensor data; determining, based on the sensor data, a water usage mode of the property; selecting, based on the water usage mode, water usage criteria; receiving current water usage data representing water usage at the property; determining, based on the current water usage data, that water usage satisfies the water usage criteria; and in response to determining that the water usage at the property satisfies the water usage criteria, determining that a water leak exists at the property. The method can include storing water usage criteria corresponding to each of multiple different water usage modes, and selecting, from the stored water usage criteria, particular water usage criteria corresponding to the determined water usage mode.

Abstract: Methods, systems, and apparatus, including computer programs encoded on computer-storage media, for an electronic knife holder. In some implementations, the electronic knife holder includes a microprocessor, a base member that has a first exterior surface containing multiple slots, a lock, and sensors corresponding to the multiple slots. Each of the multiple slots defines an interior space of the base member and is configured to receive a knife blade. When the lock is placed in a locked position, the lock locks one or more knives placed in one of the multiple slots. The sensors are configured to detect if a knife is present in one of the multiple slots.

In one aspect, the method includes actions of obtaining water consumption data that is based on first sensor data generated by a connected water meter that is installed at a property, determining, based on the obtained water consumption data, (i) that a water leak is occurring at the property and (ii) a type of water leak that is occurring at the property, in response to determining (i) that a water leak is occurring at the property and (ii) a type of water leak that is occurring at the property, determining, based on a type of water leak that is determined to be occurring at the property, an operation to mitigate potential damages caused by the water leak, and initiating performance of the operation in order to mitigate potential damages caused by the water leak.

Abstract: Systems and techniques are provided for identifying patterns activity at a facility that seem to precede alarm events. In some implementations, a monitoring system is configured to monitor a property and includes a sensor configured to generate sensor data. A monitor control unit is configured to receive the sensor data and based on the sensor data, determine an alarm status of the monitoring system. A monitoring application server is configured to receive the sensor data and data indicating the alarm status of the monitoring system. The server applies the sensor data to a model that determines an estimated alarm status of the monitoring system and determines the estimated alarm status of the monitoring system is different from the alarm status. Based on determining that the estimated alarm status of the monitoring system is different from the alarm status of the monitoring system, the server overrides the alarm status.
